Specialising in home extensions, loft conversions and new build houses throughout Hertfordshire and Bedfordshire but not Luton due to the unbearable poor attitude of the planning and building control teams has made it impossible to work in that town.

 

Past experience working directly for architects in Luton and Leighton Buzzard plus for an architect in Australia, an experience that will stay with me forever. Despite my original intentions I never fully qualified as an RIBA architect but then that’s never stopped business from booming and gaining respect from my Architect piers. Having over 30 years experience in architecture, design and physical building gives me the edge over others.

 

The government insist that they are making things easier for home owners to extend within their Permitted Development Rights and gaining FULL planning permission where needed, but they have yet to inform the Councils (well that’s how it feels at times). Sometimes the boundaries and principals have to be pushed as no Council will automatically sanction something which is not ‘normal’ without a formal application. It is encouraged to have pre-app discussions with the council but the information received is often valueless in that it precludes so many caveats subject to a formal applications and the planners can completely ignore previous advise, this is even more infuriating by the fact the advice must now be paid for.

 

JLM Architecture has a partnership with Central Bedfordshire Council since 2006 to deal with all building control applications. Regardless to your location, the inspections would then revert back to your local council. This partnership gives you added security to minimize the potential for increases in building costs in that once plans are approved it is very difficult for another council to disagree with what has been approved on paper.
